Government Property Advisors (GPA)

GPA, LLC, doing business as Government Property Advisors (GPA), is a Michigan limited liability company formed to be the sponsor of and advisor to United States based commingled and separate account real estate investment funds structured for institutional and (public and private)  pension fund investors, tax advantaged investors (1031s and TICs) and high net worth individuals.

Principals of GPA and several related companies controlled by certain principals have been engaged in the government leased property business exclusively since 1995.  The GPA senior management team has over 70 years of real estate investment experience, over 36 years of government leased property experience and has invested in and managed more than $4.5 billion in real estate assets and more than $400 million in government leased assets. 

The strategy of the funds is to invest in single tenant office and industrial (warehouse/distribution) properties throughout the United States leased to governmental agencies, primarily agencies of the federal government, such as Social Security Administration, Environmental Protection Agency, Forest Service, Federal Bureau of Investigation, Drug Enforcement Agency,  Food and Drug Administration, US Postal Service, Veterans Affairs, etc.

The investment strategy of each fund is specifically designed to meet the needs of the client(s) invested in the fund respecting portfolio and asset size, geographic diversity, lease duration, life of fund, use of leverage, attitude towards leasing risk and appetite for upside return potential.

GPA's investment strategy should be viewed as a “bond alternative with modest upside potential” given the high credit of the tenants and the certainty of yield in an investment environment that is increasingly yield driven.
